Landlords have previously been able to evict tenants with as little as eight weeks notice without providing a reason. The proposed abolition of "section 21" evictions should hopefully level the playing fields.
In Germany 55% of people hold average tenancy periods of 11 years, whilst in the UK the average life span of a tenancy period is 30 months.
Statistics suggest that the poorest people tend to live in privately rented accommodation whilst London councils rely upon rented accommodation to house thousands of individuals each year.
Newham Council recently found that a majority of the council houses that had been sold to tenants, under the right-to-buy project, had subsequently been rented out.
Property owners in England and Wales will now have to provide a 'concrete, evidenced reason already specified in law' in order to end a tenancy.
However the Government has suggested that Section 8 notices, commnonly used when a tenant has fallen into arrears, been involved in criminal or anti-social behaviour or broken the terms of the rent agreement) can now be used to remove tenants. And as such can be used by landlords to sell the property or take possession themselves.
As a function of the need for more privately rented homes the Governments intention is, seemingly, to provide further protection to renters and make the rental proposition seem more of a long term "lifestyle choice".
