Landlord Responsibilities

Renting a property to a tenant means you have responsibilities that range from health and safety obligations, to building maintenance, and certain financial requirements.

 

As such you are responsible for;

 

  • Alarms 
  • Fire Safety
  • Gas Safety
  • Electrical Appliances
  • Water quality
  • Inspections

If the above areas aren't addressed a tenant can take you to the small claims court if the costs fall below £1,000. It is possible for the tenant to complete the repairs and then deduct the cost against the monthly rent payments, Alternatively they can request an inspection from the HHSRS (Housing, Health and Safety Rating System) who will take action in the event of serious defficiencies.

 

Additionally as a landlord you need to address the requirements of the Landlord & Tenant Act (1985) which requires that you must keep the property in good repair, supply it with water and electricity, provide hot water and heating and provide personal hygiene facilities. 

 

From a financial perspective you should make yourself aware of your obligations such as Income tax and National Insurance.
