Research from Which? has revealed the top 10 up-and-coming areas across England and Wales.
The study analysed data from the Land Registry to identify the areas where house prices have risen sharply while still remaining below the national average of £200,000.
The L1 postcode district of Liverpool came out top of the list, with house prices up by 41% in the last three years, and with average prices of £120,000. Conwy's LL27 postcode in north Wales came a close second, with average prices now at £185,000 – an increase of 37% over the same time period.
Much of the top 10 was dominated by northern cities, with Liverpool, Bradford, Salford, Manchester and Leeds all making an appearance.
Although London is generally more expensive than the rest of the country, one of the capital's postcodes made it safely into the top 10. DA18 in the borough of Bexley made number 6 on the list, with a rise of 32% and average house prices of £191,500.

"For a first time buyer or buy-to-let investor, up-and-coming areas can provide an affordable alternative to buying in already-established areas. You could see property grow in value quickly, but it's important to remember that property markets can change, and there is never a cast-iron guarantee that values will continue to rise."
